To get a bank loan to buy a home (i.e., a mortgage) buyers typically need to have 5% of the purchase price available for the down payment on their home. Innovative Residential has partnered with the various levels of government and the National Affordable Housing Corporation to offer a number of different programs to help buyers with the down payment for a home.

Grant Partners

5% Down Payment Assistance
Applicants with children may qualify if their household income is below $78,400; Applicants without children may qualify if their household income is below $70,900. The 5% down payment grant program is offered by Innovative Residential in partnership with the City of Saskatoon, National Affordable Housing Corporation (NAHC) and the Canada Mortgage and Housing Corporation (CMHC). The grants never has to be repaid, even if the homeowner decides to sell in the future. The intent of the program is to help families become first-time homeowners.

3% Down Payment Assistance
The 3% down payment grants are available to households with an annual income below $90,000. Innovative Residential has partnered with the National Affordable Housing Corporation (NAHC) to make this grant available. If you qualify and buy a home with the 3% grant, you only have to come up with the remaining 2% needed for a down payment on your home (i.e., banks require a 5% down payment). Grants never has to be repaid, even if the homeowner decides to sell in the future. The intent of the program is to help families become homeowners.

Tenant Benefit Programs for our Renters
For those families currently renting in one of Innovative Residential’s rental communities (i.e., Hartford Heights and Parkside Townhomes), we offer Tenant Benefits Programs to help you get on the fast track to homeownership. This includes our Rent-then-Own Down Payment Matching Program offered in partnership with the National Affordable Housing Corporation (NAHC). This Program allows our tenants to save money each month towards a down payment and closing costs for a new home — money saved is matched by Innovative Residential and the NAHC. It’s money that helps get our tenants ready to own a brand new home in any of our ownership developments sooner than later.
